During the second quarter of 2025, house rents in Portugal vary between the maximum of 22.2 euros per square metre (euros/m2) recorded in the municipality of Lisbon and the minimum observed of 6.8 euros/m2 in Castelo Branco.

When analysing the prices of houses for rent by Portuguese municipalities with representative samples, Castelo Branco occupies the first place on the list. The owners of this municipality ask, on average, 6.8 euros per square metre (euros/m2), which is the cheapest square metre in the country in the second quarter of 2025, according to idealista.

The ranking of the five cheapest municipalities to rent a house in the country is completed by Santa Maria da Feira (7.1 euros/m2), Viseu (8 euros/m2), Covilhã (8.1 euros/m2) and Barcelos (8.3 euros/m2).

There are also 11 other municipalities with median rents below 10 euros/m2: Vila Nova de Famalicão (8.4 euros/m2), Santarém (8.8 euros/m2), Leiria (8.9 euros/m2), Lourinhã (9.1 euros/m2), Viana do Castelo (9.2 euros/m2), Figueira da Foz (9.3 euros/m2), Caldas da Rainha (9.4 euros/m2), Valongo (9.5 euros/m2), Ílhavo (9.6 euros/m2), Guimarães (9.6 euros/m2) and Braga (9.8 euros/m2).

The list continues with Gondomar and Maia, where houses for rent cost 10.3 euros/m2 in both municipalities. Next come Póvoa do Varzim (10.4 euros/m2), Espinho (10.5 euros/m2), and Torres Vedras (10.6 euros/m2).

In last place in the ranking of the 25 cheapest municipalities to rent a house in Portugal are Alenquer (11.1 euros/m2), Nazaré (11.1 euros/m2), Alcochete (11 euros/m2) and Vila do Conde (10.8 euros/m2).

The analysis carried out by idealista also found the five most exclusive municipalities to rent a house in Portugal. Lisbon is at the top of the list, where the square metre costs 22.2 euros, making it the most expensive in the country. Next come Cascais (20 euros/m2), Porto (17.7 euros/m2), Loulé (17.5 euros/m2) and Oeiras (16.8 euros/m2).
